The asset is a commercial property or single-family loan secured by real estate and is a non-accrual or non-performing.

TWO

The real estate assets is environmentally distressed, politically sensitive,

physically damaged, economically depressed, or financially failing.

THREE

The asset is located in the US or its territories; preferably in a trustee state.
