WHAT TYPE OF DISCOUNT ARE YOU LOOKING FOR?
The valuation and discount criteria for non-performing assets varies depending on a number of key factors. Our promise to our clients is that our offer will be very competitive. Most note sellers provide upfront pricing guidance and this helps us construct an offer that is mutually beneficial.
WHAT IS YOUR ACQUISITION PROCESS?
Every asset reviewed is guaranteed an offer within 48 hours. Once we have reviewed all documents pertaining to the asset and the terms of the sale are agreed upon we can sign a Loan Sale Agreement. For frequent note sellers, we also have the flexibility to work through any existing processes the client may have.
WHAT IS YOUR BUYING CRITERIA?
We specialize in the purchase of non-performing and distressed real estate assets. While most of our purchases are notes, we occasionally buy REO or significantly distressed properties directly from sellers. We have no limitations on geography nor purchase price, just that the core collateral is real estate.
HOW FAST CAN YOU CLOSE?
Most of our loan purchases close in 30 days or less, however we can accommodate any seller’s timing requirements.
HOW ARE YOU FUNDING YOUR PURCHASES?
We are 100% self-funded and use our own capital. We also maintain good standing with a variety of alternative capital sources which allows us to purchase assets of any size. Our capital contributors are comprised of high-net-worth individuals, private companies, funds, and wealth management companies.
